Here is all the vital information about the home in the Raw Vegan Village....

- The style of house we are building, designed and rendered by Storm. Non-toxic concrete, rebar, and polystyrene Foam Core walls with adobe siding, floor-to-ceiling windows to allow feeling of living out in nature, overhanging roof to naturally cool home in summer, glass sliding doors with screens throughout to allow for airflow to further cool and ventilate home in summer, thick walls for feng shui feeling of security, and for greatest natural insulation in both winter and summer.

- Floor plan, by architect Peter Sterios... Some changes to be made in final 1200 square foot and 2000 square foot home plans. Input from each family on their floorplan is welcome if desired.

- The village has space for 20 families, will have 20 homes with their own kitchens and one common house where we can share meals when desired, work together, homeschool together, hang out together, etc. The village will be all solar-powered, with non-toxic green-built homes, and have organic orchards, gardens, and herb gardens. We will grow most of what we need, buying other things like household items together in bulk through eco-friendly outlets. We will share a few smart cars so those who don't wish to own a car don't have to. Therefore our cost of living will be extremely low.

- We have formed an LLC (Limited Liability Corporation), The Topa Topa Institute, LLC which all core group members will be co-owners in. The LLC owns the land and will own the homes. It will also own the businesses of the village.

- We will work together running a raw resort, publishing & production company, and green building firm. We will divide half the income from these businesses amongst the villagers (details in agreement). The other half will go to paying off the investors in the village, keeping up the village, and providing operating capital for the village businesses.

- The land has a river running through it, as well as a huge aquifer beneath it with millions of gallons of high quality tested fresh spring water. An additional water business, which is expensive to start, is therefore planned for the future. The water alone is worth more than the land itself.

- The buying of the land and building of the homes is being financed by private investors. Each month we will pay a portion of the income generated from our businesses to the LLC, and the LLC will pay a percentage of that to the investors. One of our core group members, a business veteran, has agreed to act as the CEO and will be handling this and other business matters of the LLC.

- We currently own 97 acres in the upper valley of Ojai tucked in to the national forest with a river running through it, 12 minutes from downtown Ojai by car. There are hill-top and creek-side building sites. We are currently in the pre-building phase of development. We expect to break ground in 6 months, and to complete building between summer 2011 and summer 2012.

- We have a spot for a 2000 square foot home available. The homes are $200 a square foot, and come with 2 acres of land each. A $40,000 down-payment is required now. There are no further payments due until we move in to the homes. Then there will be a $1500 a month payment which you would be able to pay using the funds that we earn together through the village's businesses.

It is a brilliant structure that allows people to get an exciting job and a beautiful home at the same time, with no traditional mortgage. You will still own your home, and you will see equity and huge resell value in this home! The waiting list of people who desire completed homes in the village is over 100 people strong, and they do understand that these completed homes will go for twice the current price.

- When you buy into this village you also own a share of all the other villages that we will be building around the country and the world.

This is the last time that we will be using this business model. In the future we will build units and rent them out. We already have a long waiting list for rental villages.
